The Shadows at Manchac

The Shadows at Manchac Subdivision Homes were built by DSLD Homes located in Denham Springs.  According to sales stats, the subdivision has been ranked as one of the best neighborhoods, with favorable schools nearby. The Shadows at Manchac is located at the intersection of McCrory 1 Road and McCrory 2 Road in Council District 7.  The preliminary plat stated that the subdivision will include 158 lots with approximately seventy feet of frontage.  All lots are located along curb and butter streets with fifty feet and right-of-way.  The subdivision will exit on McCrory 2 Road, which is up to Parish standards.  The subdivision is zoned Residential Medium, and meets density requirements of the zoning district.

  • 2012

    Application for Development

    An application was submitted on behalf of McLin and Associates, Inc. for Bertholot Holding, LLC for the development of the proposed subdivision was presented to the Ascension Parish Office of Planning and Development. Located at the intersection of McCory 1 Road and McCory Road 2 in Council District 7, the proposed subdivision was to include 158 lots.

  • 2012

    Preliminary Plat Review

    To meet the Parishes request, Playing Areas were provided on Tract CA-1, the servitude in the utility servitude and inside the street R/W per the Ascension Parish typical street section, sidewalks will be provided for common area, and Reserve Drive will be realigned to intersect Karen Drive. Per the request, the developer agreed to limit the construction on the remaining phases until construction began on LA Hwy 42 widening project.

  • 2015

    Phase II Began

    After most all of the homes were developed in Phase I, construction on Phase II commenced.

  • 2017

    Last Home Built

    In 2017, the last home of the subdivision was built. The model home was upgraded and also sold. Once the development on phase 1 and 2 was complete, the developers passed the Management to the Association Members and the first Board was elected in July 2017.

School District

This subdivision will be services by Dutchtown High school High, Prairieville Middle, and Oak Grove Primary.

Fire District

The nearest Fire Department is the Prairieville Fire Department, which is four and a half miles away.

Utilities

The subdivision will provide their own community sewer system, approved by the Department of Heath and Hospitals.

Water is services by The Ascension Parish Water Company.

Electricity is services by Entergy.

Telephone is available through Eatel.

Cable TV and Internet is service by Cox and Eatel.

Drainage Study Summary

The Ascension Parish Drainage ordinance required 100% detention of post development stormwater runoff.  To accomplish this, a dry pond is utilized on the site.  The detention pond store and offsets the increase in drainage runoff volume generated from the development of this site and will release at a rate below that of the pre-development conditions.  The overall storm water drainage runoff for the site will be reduces at the outfalls.

Based upon the calculations and design for this development included within the Drainage Study Report, it is found that the development site is not expected to have a negative impact for this area during the 10-year and 100-year storm event.

Strategic Plan

To help plan our Association’s values and goals, the Board has created and approved it’s first Strategic Plan. The intention is to remind the Board and Members that we have to work together in keeping this community a wonderful place to live. As projects come up and volunteers help out, the plan will be updated. It’s the Board’s intention to gather the community’s feedback and let the Members be more involved. So if you have any suggestions and would like to participate, please let us know. To keep the Strategic Plan fresh and relevant, the Board should revisit the plan at least annually.
